When it comes to buying your first home, the entire process can be confusing, and stressful. It's hard enough trying to find the perfect house. Once you find it, you have to hope that everything goes according to plans. If things go smoothly, you get the home of your dreams. If they don't, you have to go all the way back to square one. Luckily, there are some things you can do to help the process go as smoothly as possible. One way to improve your chances of landing the perfect home, is to monitor the things you say around the seller's agent, and the seller. One wrong word could put you out of the game permanently. Here are three things you should never discuss around the seller or their agent.

Your Budget

You know you have a specific budget when it comes to buying a house. Your realtor probably knows your budget, too. That doesn't mean that the seller and their agent need to know the details. In fact, it's better if they don't. If your budget is higher than the asking price, you run the risk that they up the price to try and get more money out of you. To make sure you don't do yourself out of your dream home, or end up spending more than you wanted to, keep your budget under wraps. If you do need to discuss budget issues with your realtor (such as Jeff Glover & Associates Realtors), make sure it's out of ear shot of the selling party and their representatives.

Your Personal Deadlines

If you've got moving deadlines that you've got to meet, don't divulge them to the seller, or their agent. They may use that information against you during the negotiations. This includes information pertaining to your move-in dates, anticipated funds, etc. Go ahead and let your realtor know about your deadline requirements, but that's as far as it should go.

The Sellers Decor

You've found the perfect home. However, you're taking issue with the décor that the sellers have chosen for their home. Don't tell them about it. The last thing you want to do is make a negative comment about a piece of furniture that ends up being a cherished piece. You could end up upsetting the sellers so badly that they pull out of the deal, and sell their home to someone else. Wait until you're in the car, and on the way back to the office, to joke about the décor.
