So, you've decided to put your home on the market and now you are in the position of making sure you make all the right choices that can lead you right into a fast and easy sale of that home. You can follow this step-by-step guide to increase your chances of selling quick.

Step 1. Get a good real estate agent.

While you can sell your house on your own, you will be putting road blocks in your own way. You will be missing out on all of the fantastic advice and guidance a real estate agent will be able to provide you with. You will also need to navigate all the steps and paperwork on your own, which can be very confusing if you aren't properly educated in real estate. You also run the risk of making mistakes that can end up costing you a sale, or prolonging your escrow period.

Step 2. Make sure your home presents well from the outside in.

The great presentation of your home should literally start at the curb and go all the way through the yard, into the house and into the backyard. It's called 'curb appeal' because it's the great look and feeling that your home gives to potential buyers the moment they pull up to the curb and you want to make sure your home gives it off. Keep the yard manicured at all times, keep the porch clean and lightly decorated with a couple pieces of furniture and some plants that add to its charm and then continue through the house with that charm.

Keep the house clean and make sure you have it set up with the basic furniture pieces that are in good shape. Make use of some décor that doesn't have a specific style, but that gives the home a comfortable and homey feel. Stay on top of the cleaning of the house at all times in case someone wants to see it right away. Keep the side and back yard maintained and picked up. If you have dogs that go to the bathroom in the yard, you should pick up after them right away to avoid awkward situations when someone comes to view the house and walks through the yard.

Step 3. Take the advice your real estate agent gives you serious.

When your real estate agent tells you something, you want to give it some serious thought before you decide not to take their advice. They are the pros when it comes to getting homes sold, so it would work against you not to listen to them. For example, if they call while you are in the middle of dinner and tell you it would be a good idea to allow them to show your home now, it may be inconvenient, but you should do it. They know when a buyer is hot and not showing the house right then can lead to them buying the one they are shown instead.
